Ohio can be brutal on vacant and unheated properties. We recommend year-round winterization. Few of the properties have steam or wet-heat systems. Most heat is natural gas. We shut down all systems, drain and air-dry the plumbing, add environmentally safe propylene glycol as needed, tape off all fixtures and post notices. Frozen or partially frozen systems are winterized as best as possible and attempts to salvage the system is standard procedure.

Lawn and shrub service is recommended during the growth season and performed as directed or needed. We have experienced cheers from neighbors, passer-bys, and calls from individuals as well as city and government agencies commending our services in this area.

Independent and Competitive Second Bid - when your regular vendor has requested to exceed any allowable or you prefer second bids to determine and obtain the most competitive pricing - we can oblige your needs. It is our policy to charge up-front for second bid estimates. If our bid is approved, that fee will be deducted from the total service fee. If your company consistently approves the majority of our competitive second bid fees, arrangements can be made to offer you this service at no up-front cost.

Interior monthly walk-through inspections are recommended on all vacant and winterized properties to ensure that the winterization remains in-tact and that there has been no tampering. HUD specifies in their Property Preservation and Cost Allowables Guideline that all vacant properties guaranteed by HUD have interior inspections performed.
